Service Overview

What's covered, who it's for, when to call.

What it is

A heating engineer is the qualified specialist responsible for designing, installing, repairing and servicing the system that keeps your home warm — boiler, pipework, radiators, controls and hot water cylinder. At On-Tap we focus exclusively on domestic heating, so every job that arrives in our diary is something we've handled hundreds of times before. That breadth matters: it's the difference between guessing at a fault and identifying it on the first visit.

Who it's for

Homeowners with a cold radiator they can't bleed warm. Landlords who need a system that won't generate emergency call-outs at 11pm. Letting agents handing a property over to new tenants. Families upgrading an ageing combi for a modern, efficient system with smart controls. If you live in Bedfordshire, Milton Keynes or Hertfordshire and your heating is anything other than quiet, warm and reliable, you're who we're built for.

When it's needed

The honest answer: before winter. Most heating call-outs in January are issues that started as a whisper in September — a noisy pump, a dropping pressure gauge, a radiator that takes a little longer to warm than it used to. Booking an engineer at the first symptom is the difference between a £120 fix and a £2,800 emergency replacement. We also recommend an annual service for every gas appliance — it's a non-negotiable for warranty cover and safety.

Why a professional matters

DIY heating work is one of the few areas of the home where a mistake doesn't just cost money — it can cost lives. Gas is legally controlled in the UK: only Gas Safe registered engineers may work on it. Beyond the law, a professionally balanced system uses 10-20% less fuel, lasts longer, and protects boiler warranties that manufacturers will void at the first sign of unqualified intervention. The right engineer pays for themselves.

The Cost of Waiting

Heating problems don't get cheaper. They get worse.

Most of the expensive heating jobs we walk into started as a small, ignorable symptom months earlier. Here's what gets people in trouble:

  • A boiler losing pressure once a week becomes a leaking heat exchanger — a £1,500 part inside a £3,000 boiler.
  • Sludge sitting in radiators corrodes the pump, blocks the heat exchanger, and forces the boiler to work twice as hard for half the output.
  • An un-serviced gas appliance can develop a cracked combustion chamber, allowing carbon monoxide into the home — silent, odourless, and lethal.
  • Cold spots on radiators waste fuel: every degree you compensate for at the thermostat adds roughly 10% to the gas bill.

In Depth

Everything a heating engineer actually does — explained.

Most people only think about a heating engineer when something stops working. Here's a fuller view of the work we do day-to-day, so you know what to expect when you book.

Boiler diagnosis, repair and replacement

Modern combi, system and conventional boilers are densely engineered devices with electronic ignition, PCBs, flow sensors, diverter valves, expansion vessels, condensate traps and modulating pumps. A fault on any one of those can stop the appliance — and many faults present identical symptoms (no hot water, lockout codes, pressure loss). Proper diagnosis means measuring, not guessing. We carry diagnostic equipment for every major manufacturer, and we hold accredited installer status for Worcester Bosch and Vaillant Advance, which means we can offer up to 18 years parts and labour cover on qualifying new installations.

Central heating systems & power flushing

Over a decade, magnetite (iron oxide sludge) builds up in radiators and pipework, restricting flow and forcing the boiler to overwork. A power flush uses a high-velocity, low-pressure pumping unit combined with chemical cleaners to scour the system clean. Where a flush isn't enough — particularly on older galvanised or microbore systems — we run targeted chemical cleans, magnetic filter installation (MagnaClean / Adey), and radiator drop-downs. Done properly, the difference in heat output and run-time is immediate.

Controls, thermostats and smart heating

A boiler can only be as efficient as the controls running it. We install and configure programmable room thermostats, TRVs (thermostatic radiator valves), zone valves for multi-zone homes, weather compensation kits and modern smart systems such as Hive, Nest, tado° and Vaillant vSMART. For most homes the single biggest efficiency upgrade isn't a new boiler — it's load-compensating controls correctly commissioned against the appliance.

Working across every domestic boiler brand

We install, service and repair every leading domestic boiler brand — Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Viessmann, Potterton, Alpha and the rest. Our accredited installer status with Worcester Bosch and Vaillant simply means we can offer their longest manufacturer warranties on qualifying new installs. Whatever's already on the wall, we can service and maintain it to manufacturer schedule.

What does a heating engineer cost in Bedfordshire?+

Diagnostic call-outs typically start from £85+VAT, with repair work quoted in writing before we begin. Boiler services are £80+VAT. We don't take a job on without a written, fixed-price quote — you'll never be billed more than you agreed.

How quickly can you come out?+

Most non-urgent jobs are booked within 3-5 working days. For no-heat or no-hot-water calls during opening hours, we aim to attend the same day across Bedford, Milton Keynes, Luton and the surrounding areas.

Are you Gas Safe registered?+

Yes. Every engineer is fully Gas Safe registered, with appliance-specific competencies for natural gas and unvented hot water systems where relevant. Our registration is displayed on every certificate and invoice.

Do you guarantee your work?+

All repair work carries a 12-month workmanship guarantee. New installations carry the manufacturer's parts & labour warranty (up to 18 years on qualifying new installations).

Will a new boiler really save me money?+

Replacing a 15-year-old G-rated boiler with a modern A-rated condensing model typically reduces gas use by 25-30%. Pair it with load-compensating controls and a properly balanced system and the payback period on most installs is 6-9 years — quicker if energy prices remain high.

Do you cover landlord requirements?+

Yes. We issue Landlord Gas Safety Certificates (CP12), provide annual service contracts for portfolios, and can hold keys and liaise with tenants directly to minimise disruption.

Can you work on any boiler brand?+

Yes — Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Viessmann, Potterton, Alpha and most others. We are accredited installers for Worcester Bosch and Vaillant, which simply means we can offer extended warranties on their products.

What areas do you cover as a heating engineer?+

From our base in Westoning we cover Bedford, Milton Keynes, Luton, Hitchin, Flitwick, Biggleswade, Barton-le-Clay, Stevenage and the surrounding Bedfordshire and Hertfordshire region.
