What it is

A gas engineer is the only person legally permitted in the UK to work on gas appliances, pipework and flues. Our scope covers natural gas appliances — boilers, hobs, ovens, fires, water heaters — in domestic properties. Every engineer is on the Gas Safe register, with the appliance-specific competencies relevant to the work.

Who it's for

Anyone with a gas appliance: homeowners, landlords, letting agents and property managers. Particularly important for landlords, who are legally required to commission an annual Gas Safety Certificate (CP12) on every let property in their portfolio.

When it's needed

Annually as a minimum — for every gas appliance, every year. Outside that: any time you smell gas (call the National Gas Emergency Service first on 0800 111 999), if a pilot light keeps going out, if a flame burns yellow or orange instead of blue, if you notice soot marks around an appliance, or if you're buying or selling a property and want a safety check.

Why a professional matters

Beyond legal compliance, gas faults cause two of the most serious risks in any property: explosion from undetected leaks, and carbon monoxide poisoning from incomplete combustion. Annual gas safety servicing

A proper service is much more than a visual check. To manufacturer schedule, it includes: removal and inspection of the burner, heat exchanger and combustion chamber; check of the flue (entire length, joints, terminations); ignition and flame test; combustion analysis (CO/CO₂ ratio measured at the flue); pressure and gas tightness test; condensate trap clean (on condensing boilers); controls and safety device test (overheat thermostats, pressure relief valves); and a written report.

Leak detection and rectification

If you smell gas, leave the property and call the Emergency Service Provider on 0800 111 999 — they will make the supply safe, then leave the repair to a Gas Safe engineer. We use electronic gas detectors and (where appropriate) leak detection fluid to trace the source. Most leaks are at isolation valves, flexible appliance connectors or compression joints — usually a 1-2 hour repair with a tightness test on completion.

Appliance installation & relocation

Installing or moving a gas hob, cooker, fire or boiler requires correct pipe sizing (often a 22mm run for a modern combi), proper isolation, flue planning, ventilation calculations (for any non-room-sealed appliance), and certification. We size, install and commission to manufacturer specifications, with the gas tightness and combustion paperwork to back it up.

Landlord gas work

Landlords must hold a current CP12 (Gas Safety Certificate) for every let property, renewed annually and inspected within 12 months of any new tenancy. We carry out CP12 work for landlords and agents, including portfolio-scale contracts.

How much is an annual gas service?+

£80+VAT for a single appliance (combi or system boiler) at a standard residential property. Additional appliances are usually £40+VAT each on the same visit.

What's the difference between a service and a CP12?+

A service is a full mechanical inspection and clean. A CP12 (Gas Safety Certificate) is the legal record of safety inspection required for let properties. Both can be done on the same visit.

I smell gas — what should I do?+

Leave the property, open windows on the way out, do not switch any electrical items on or off, and call the National Gas Emergency Service on 0800 111 999. They will make the supply safe at no cost. Then call us to investigate and repair.

Do you work on every gas boiler brand?+

Yes — we service, repair and install every leading domestic boiler brand. Our accredited installer status with Worcester Bosch and Vaillant simply means we can offer their longest manufacturer warranties on qualifying new installs.

Can you certify a new build or extension?+

Yes — first-fix pipework, second-fix appliance install, and full commissioning with Gas Safe Building Notification where applicable.

Do you cover gas hobs and cookers?+

Yes — install, repair, service, disconnect and reconnect. Always insist on a Gas Safe engineer for cooker installs, even if a kitchen fitter offers to do it.

How long does an inspection take?+

A standard annual service takes 45-75 minutes per appliance. CP12 inspections for landlords typically take 30-45 minutes per property where appliances are in good order.
