What goes into a properly installed bathroom.

The visible parts of a bathroom — tiles, suite, taps — are 20% of the work. Here's the 80% that determines how long it lasts.

Tanking and waterproofing

Any wall and floor surface within reach of regular splash needs a continuous waterproof membrane behind the tiles. We use either a liquid-applied tanking system (BAL WP1, Mapei Mapelastic) or a sheet membrane (Schlüter-KERDI) depending on the substrate. Critical detail: all internal corners and pipe penetrations sealed with reinforcing strip. Without this, water tracks behind tiles through grout joints and starts the slow rot that ruins ceilings below.

Plumbing first-fix and isolation

Hot and cold supplies routed in copper or compliant push-fit, with full-bore isolation valves on every outlet — basin, bath, WC, shower. Wastes correctly sized (32mm for basin, 40mm for bath/shower, 110mm for WC) and laid with proper fall (minimum 1:40) to a vented stack. Pressure tested before any boards or tiles go on.

Electrics, lighting and extraction

Bathroom electrics fall under Part P of the Building Regulations — we work with qualified electricians for all certifiable work. Lighting designed for zones (IP65 in zone 1 and 2, IP44 in zone 2 outside the shower), with extraction sized properly (minimum 15 litres/second for a typical family bathroom, ducted to outside — never into the loft).

Tiling, sealing and finishing

Tile substrate (cement board over noggined timber, or directly onto solid wall) checked flat to within 3mm over 2m before tiling. Tiles laid with full-coverage adhesive (no spot-bedding), grouted with flexible cement-based grout, sealed with neutral-cure sanitary silicone at every internal angle. Final clean, full leak test on every outlet, with a 12-month workmanship guarantee.

What does a full bathroom cost?+

Typical mid-spec family bathroom (suite supplied by us, full strip-out and re-fit, decent tiling and lighting): £8,500-£14,000. High-spec or larger en-suites with bespoke joinery can be £15-25k. Free design visit, fixed-price written quote.

How long will the work take?+

Standard family bathroom: 7-12 working days. Larger or multi-bathroom projects: 2-4 weeks. We'll always give you a written timeline before the project starts.

Can I supply my own fittings?+

Yes — we'll fit anything water-regs compliant. We can also offer trade pricing on most major brands (Lefroy Brooks, Hansgrohe, Vitra, Roca, Geberit, Mira, Aqualisa) if that helps.

Will you remove the old bathroom?+

Yes — strip-out, skip hire and disposal are included in the quoted price.

Do you handle the electrics and plastering too?+

Yes — managed end-to-end. Certified electrician for any notifiable work, plasterer for any re-board or skim, decorator for paint finishes. One project manager, one invoice.

Can you do wet-rooms?+

Yes — fully tanked, level-access wet-rooms with linear or tile-insert drains, formed-fall floors and slip-resistant tiling. Particularly popular for accessibility-focused refits.

How disruptive is it?+

Honestly: bathrooms are messy and you'll need an alternative for 7-10 days. We minimise impact (dust-control sheeting, daily clean-up, contained work zone) but it's not a quiet job.
